Terms and Conditions

​Terms & Conditions – Cherry Tree Lodges

Check-In & Check-Out

  • Check-in: From 3:00pm

  • Check-out: By 10:00am

  • All lodges must be vacated on time and left in a clean and tidy condition.

General House Rules

  • No smoking inside the lodges

  • Zero drug policy applies in all accommodations and the hot tub area.

  • Children must be supervised at all times.

  • Please be respectful of other guests — no loud music; sound travels easily in open spaces.

  • Fireworks and Chinese lanterns are strictly prohibited.

  • Please put water on hot ashes before leaving unattended. 

  • Number of guests staying at the accommodation must not exceed the number of guests on the booking. (if two people are booked in no more than two more can stay at the accommodation).

  • no other guests to visit the accommodation without permission from the owner.

  • Please report any breakages or damages immediately so we can repair or replace items promptly.

  • Lost keys will be charged at £30.

  • Please return all keys to the key safe on departure.

  • There is CCTV outside lodges for guest safety.

  • Cherry Tree Lodges reserves the right to terminate your stay without refund in the event of:

    • Breach of these Terms & Conditions

    • Anti-social behaviour or actions endangering staff or other guests

    • Unreasonable damage to property or contents

    • Exceeding maximum booking occupancy limits

Cleaning & Rubbish

  • Lodges are cleaned after each stay, but guests are expected to:

    • Leave the accommodation in a tidy condition

    • Dispose of all rubbish in bins located near the stable area

 

Damages & Charges

  • Lost keys: £30

  • Fake tan in hot tubs: £50

  • Any other damages: Invoiced accordingly

 

Hot Tub Safety Rules

  • Do not use the hot tub if you are pregnant or have heart/blood pressure conditions without consulting your doctor.

  • Children must be supervised at all times.

  • Only use jets and lights — please do not adjust the temperature or heating.

  • Please shower before use to remove makeup, oils, or creams.

  • No fake tan — £50 charge applies if used in hot tub.

  • No glass in or around the hot tub (plastic glasses are provided).

  • Our team will check and maintain hot tub chemicals during your stay.

 

Personal Property & Liability

  • All personal property is your responsibility.

  • Cherry Tree Lodges does not accept liability for loss or damage to property, vehicles, or contents during your stay.

 

Equestrian Guests – Important Information

  • £20 per horse, per stay

  • All horses must be up to date with vaccinations and worming.

  • Guests must have appropriate horse insurance.

  • Horses and riders stay entirely at their own risk.

  • Bridleway and off-site riding is at your own risk.

  • Please keep paddocks and stables clean and tidy, and poo pick regularly.

  • Grazing and stable areas must be left in good condition for the next guests.

 

Staying with a Dog (Cherry Tree Lodge Only)

  • £20 per dog, per stay

  • Small / Medium sized dogs are welcome, but guests must observe the following rules:

    • Dogs must be under control at all times

    • No fouling of grounds — clean up immediately and dispose of waste in bins by the stables

    • Bring your dog’s own bed or basket

    • Dogs must not be left alone in the lodge or on the property

    • No dogs on beds or furniture

    • Pets must be free of fleas and parasites — failure to comply may result in cleaning charges

    • Non-compliance may result in you being asked to leave without refund

 

Reservation Policy

  • Payment due in full at time of booking

  • No refunds for early departure

  • If you need to amend a booking, please contact us via phone or email

  • Key codes will be provided in your arrival email

  • Self check-in via key box — return keys before departure

  • Online payments accepted via Stripe, PayPal, or BACS

 

Cancellation Policy

  • Deposits are non-refundable

  • Cancellations made within 14 days of arrival are non-refundable

  • We strongly recommend travel insurance to cover unexpected cancellations

  • Cherry Tree Lodges is not liable for refunds if your stay is affected by circumstances beyond our control, including (but not limited to):

    • War, terrorism, riots, illness, bereavement

    • Flooding, natural disaster, epidemics, industrial action, or utility failure

  • In the case of a utility failure lasting more than 12 hours, you may be asked to vacate the property. A refund for the affected nights or rebooking will be offered.

We are committed to protecting your privacy. This policy outlines how we collect, use, and store your personal data:

What we collect:

  • Name

  • Contact details (email, address, phone number)

  • Booking-related information

Why we collect this:

  • To process bookings and provide customer service

  • Internal record keeping

  • Occasional marketing emails (you can unsubscribe at any time)

We do not sell or share your data with third parties, unless required by law.

You may request to see any data we hold on you under the Data Protection Act 1998.
